Tujuannya jelas: Menghabiskan stok rumah <i data-path-to-node=\"13\" data-index-in-node=\"173\">ready stock<\/i> yang menumpuk.<\/p>\n<p data-path-to-node=\"14\">Namun, di lapangan saya sering menemukan calon pembeli rumah segmen menengah-atas (harga Rp 1 Miliar &#8211; Rp 5 Miliar) yang salah paham fatal. Mereka mengira: <i data-path-to-node=\"14\" data-index-in-node=\"156\">&#8220;Wah, asyik! Beli rumah Rp 2 Miliar diskon pajaknya 100% dong kayak rumah subsidi?&#8221;<\/i><\/p>\n<p data-path-to-node=\"15\"><b data-path-to-node=\"15\" data-index-in-node=\"0\">SALAH BESAR.<\/b> Aturan main PPN DTP 2026 untuk harga di atas Rp 2 Miliar itu berbeda signifikan dengan yang di bawah Rp 2 Miliar. Jika Anda salah strategi, bukannya untung malah bisa <i data-path-to-node=\"15\" data-index-in-node=\"180\">cashflow<\/i> berantakan karena tagihan pajak yang membengkak di akhir.<\/p>\n<p data-path-to-node=\"16\">Mari kita bedah aturannya agar Anda bisa &#8220;mencuri start&#8221; cuan dari insentif negara ini.<\/p>\n<h2 data-path-to-node=\"18\"><b data-path-to-node=\"18\" data-index-in-node=\"0\">Bedah Aturan Main: Batas Harga &amp; Besaran Diskon<\/b><\/h2>\n<p data-path-to-node=\"19\">Pemerintah menetapkan aturan main yang ketat dalam PMK (Peraturan Menteri Keuangan) terbaru 2026:<\/p>\n<ol start=\"1\" data-path-to-node=\"20\">\n<li>\n<p data-path-to-node=\"20,0,0\"><b data-path-to-node=\"20,0,0\" data-index-in-node=\"0\">Harga Jual Maksimal:<\/b> Rumah yang bisa dapat insentif PPN DTP adalah rumah dengan <b data-path-to-node=\"20,0,0\" data-index-in-node=\"80\">Harga Jual (sebelum PPN) maksimal Rp 5 Miliar<\/b>.<\/p>\n<ul data-path-to-node=\"20,0,1\">\n<li>\n<p data-path-to-node=\"20,0,1,0,0\"><i data-path-to-node=\"20,0,1,0,0\" data-index-in-node=\"0\">Catatan Penting:<\/i> Jika harga rumahnya Rp 5,1 Miliar, maka <b data-path-to-node=\"20,0,1,0,0\" data-index-in-node=\"57\">GUGUR TOTAL<\/b>. Anda wajib bayar PPN normal (12%) dari seluruh harga jual. Tidak ada toleransi.<\/p>\n<\/li>\n<\/ul>\n<\/li>\n<li>\n<p data-path-to-node=\"20,1,0\"><b data-path-to-node=\"20,1,0\" data-index-in-node=\"0\">Besaran PPN yang Ditanggung Pemerintah:<\/b> Ini yang sering <i data-path-to-node=\"20,1,0\" data-index-in-node=\"56\">misleading<\/i>. Apakah diskonnya 50% dari total pajak? <b data-path-to-node=\"31\" data-index-in-node=\"88\">TIDAK.<\/b> Ingat rumusnya: Pemerintah cuma &#8220;bayarin&#8221; PPN untuk porsi <b data-path-to-node=\"31\" data-index-in-node=\"153\">Rp 2 Miliar pertama<\/b>. Tetap hemat <b data-path-to-node=\"33\" data-index-in-node=\"73\">Rp 120 Juta<\/b>, tapi persentase penghematannya mengecil secara efektif.<\/p>\n<h2 data-path-to-node=\"35\"><b data-path-to-node=\"35\" data-index-in-node=\"0\">Syarat Wajib &amp; Pantangan (Jangan Dilanggar!)<\/b><\/h2>\n<p data-path-to-node=\"36\">Agar diskon Rp 120 Juta itu cair dan tidak ditagih balik oleh kantor pajak di kemudian hari, perhatikan syarat mati ini:<\/p>\n<ol start=\"1\" data-path-to-node=\"37\">\n<li>\n<p data-path-to-node=\"37,0,0\"><b data-path-to-node=\"37,0,0\" data-index-in-node=\"0\">Rumah Harus Baru (Primary):<\/b> Beli dari developer (PT\/Badan), bukan perorangan. Stok lama atau <i data-path-to-node=\"37,0,0\" data-index-in-node=\"93\">indent<\/i> boleh, asalkan&#8230;<\/p>\n<\/li>\n<li>\n<p data-path-to-node=\"37,1,0\"><b data-path-to-node=\"37,1,0\" data-index-in-node=\"0\">Serah Terima Fisik (BAST):<\/b> Wajib dilakukan maksimal <b data-path-to-node=\"37,1,0\" data-index-in-node=\"52\">Desember 2026<\/b>.<\/p>\n<ul data-path-to-node=\"37,1,1\">\n<li>\n<p data-path-to-node=\"37,1,1,0,0\"><i data-path-to-node=\"37,1,1,0,0\" data-index-in-node=\"0\">Hati-hati:<\/i> Kalau rumahnya <i data-path-to-node=\"37,1,1,0,0\" data-index-in-node=\"26\">indent<\/i> dan ternyata developer telat bangun sampai Januari 2027, insentif PPN DTP <b data-path-to-node=\"37,1,1,0,0\" data-index-in-node=\"107\">HANGUS<\/b>. Anda wajib bayar PPN normal + denda.<\/p>\n<\/li>\n<li>\n<p data-path-to-node=\"37,1,1,1,0\"><i data-path-to-node=\"37,1,1,1,0\" data-index-in-node=\"0\">Tips Linktown:<\/i> Pastikan ada klausul di PPJB: <i data-path-to-node=\"37,1,1,1,0\" data-index-in-node=\"45\">&#8220;Jika serah terima terlambat dan PPN DTP hangus, maka PPN menjadi tanggungan Developer.&#8221;<\/i><\/p>\n<\/li>\n<\/ul>\n<\/li>\n<li>\n<p data-path-to-node=\"37,2,0\"><b data-path-to-node=\"37,2,0\" data-index-in-node=\"0\">Satu NIK, Satu Rumah:<\/b> Insentif ini hanya berlaku untuk 1 unit rumah per 1 orang pribadi. Jangan coba-coba pecah KK atau pinjam nama kalau tidak mau ribet administrasi.<\/p>\n<\/li>\n<li>\n<p data-path-to-node=\"37,3,0\"><b data-path-to-node=\"37,3,0\" data-index-in-node=\"0\">Dilarang Dijual Kembali:<\/b> Dalam kurun waktu tertentu (biasanya 1 tahun), rumah ini tidak boleh dipindahtangankan\/dijual lagi.<\/p>\n<\/li>\n<\/ol>\n<hr data-path-to-node=\"34\" \/>\n<p data-path-to-node=\"38\">Membeli rumah Rp 2 Miliar dengan PPN DTP adalah momen langka untuk &#8220;merampok&#8221; insentif negara secara legal. Hemat Rp 120 Juta itu angka yang fantastis. Tapi ingat, kuncinya ada di <b data-path-to-node=\"38\" data-index-in-node=\"192\">Kecepatan Serah Terima<\/b>. Pilih developer yang <i data-path-to-node=\"38\" data-index-in-node=\"237\">track record<\/i> pembangunannya on-time atau cari unit yang <i data-path-to-node=\"38\" data-index-in-node=\"293\">ready stock<\/i>.
